An important part of buying a property in Northern Cyprus is understanding the required documents and their role in the purchasing process. To complete the purchase and register the property in your name, several documents are needed. Below is an explanation of each required document:
Valid Passport
A valid passport is required to purchase property in Northern Cyprus. A copy of your passport is usually sufficient, and notarized translation may be requested if the passport is not in Latin characters.
Permission to Purchase
Foreign buyers must apply for Permission to Purchase from the Council of Ministers. This is a standard procedure that allows foreigners to legally own property in Northern Cyprus. The application is submitted after signing the sales contract and does not prevent you from using the property while approval is pending.
Sales Contract
A Sales Contract must be prepared and registered at the Land Registry Office. This contract protects the buyer’s rights and confirms the agreed terms between the buyer and the seller.
Tax Number
A tax number is required for financial transactions related to the property purchase, including title deed transfer and utility subscriptions. It can be obtained easily from the local Tax Office with a passport.
Bank Account
Although not always mandatory, having a local bank account in Northern Cyprus makes it easier to transfer funds, pay taxes, and cover property-related expenses. Some payments may also be made from overseas accounts.
Proof of Address
